1. About these terms
“DoorHills”, “we” and “us” mean DoorHills. “You” means the host, owner or property-management business using our services, or any visitor to our website.
By using our website or starting a plan with us you agree to these terms. If we agree anything different with you in writing (for example a custom quote or a written proposal), that agreement takes priority where it differs from these terms.
2. Our services
DoorHills is a remote co-hosting service. Depending on your plan, we handle guest messaging, reservations and calendars, coordination of cleaning and maintenance, reviews, damage claims, listing optimisation, pricing and reporting, as described on our pricing page.
We do not provide on-site services. Cleaning, repairs, key handovers, inspections and other physical work are carried out by your own cleaners, maintenance providers and vendors (“your local team”). We schedule and coordinate them, but they work for you, not for us.
3. Getting started and access
- After a discovery call we agree your plan, listings and start date by email. Onboarding normally takes up to 72 hours once we have the information and access we need.
- You give us access through each platform's co-host feature or a user seat in your property-management software. We never need your account password, and you can change or remove our access at any time.
- Your listings, accounts, reviews and guest relationships remain yours. We don't list your property under our own accounts.
- Together we agree a “playbook” for each property: house rules, check-in details, saved replies, spending and refund limits, and when to escalate to you.
4. Your responsibilities
You remain the host of your property. You are responsible for:
- having the legal right to let the property for short stays, including any landlord, building or HOA consent;
- licences, permits, registrations, taxes and local short-term rental rules;
- the safety and condition of the property, including smoke and carbon-monoxide alarms and appliance safety;
- appropriate insurance for the property and for short-term letting;
- giving us accurate, up-to-date property information and telling us promptly about changes;
- engaging and paying your local team, and making sure someone can attend the property when needed; and
- being reachable — or naming an emergency contact — for issues we escalate.
5. Guest communication and escalation
- We aim to reply to guest messages within 15 minutes, 24 hours a day. This is a target, not a guarantee: platform outages, connectivity issues or unusual volumes can cause delays.
- We communicate with guests according to your playbook and the platform's rules.
- We escalate to you straight away for emergencies, safety issues, suspected damage, complaints that may lead to a refund above your agreed limit, and anything outside the playbook. In an emergency we will tell guests to contact the local emergency services first.
- Decisions about refunds, cancellations outside policy, and compensation are yours, unless you have given us a limit in writing.
6. Fees and billing
- Essentials and Complete are charged per listing per month and invoiced monthly in advance. Volume discounts apply as shown on our pricing page.
- Growth is charged at 12% of booking revenue, invoiced monthly in arrears. “Booking revenue” means the accommodation amount for nights stayed in that month, excluding cleaning fees, taxes, security deposits and amounts refunded to guests.
- Founding offer: new clients receive 50% off the fees for their first month of service. The offer applies once per client and can't be combined with other discounts unless we agree otherwise.
- Invoices are payable within 7 days. If an invoice is more than 14 days overdue, we may pause our services after giving you notice by email.
- Third-party costs — such as platform fees, property-management software, pricing tools, cleaning, repairs and supplies — are not included and are paid by you directly.
- Prices exclude any applicable taxes. We may change our prices by giving you at least 30 days' notice by email.
7. Term and cancellation
- Plans run month to month. There is no minimum term.
- You can cancel a plan, or remove a listing from it, by giving us 30 days' notice by email to contact@doorhills.com.
- We can end our services with 30 days' notice, or immediately if you seriously breach these terms, fail to pay after notice, or ask us to do something unlawful or against a platform's rules.
- When our services end, we hand back your saved replies, property guides and notes, and you remove our access to your accounts. Fees for the notice period and any services already provided remain payable.
8. Booking platforms and third parties
DoorHills is independent and is not affiliated with or endorsed by Airbnb, Vrbo, Booking.com or any software provider. Your use of those services is governed by their terms. We are not responsible for their decisions — for example listing suspensions, ranking changes, policy changes, payout holds or the outcome of AirCover or other damage claims. We will submit and follow up claims carefully, but we cannot guarantee a result.
9. Confidentiality and data protection
We keep your business information, property access details and guest information confidential, and use it only to provide our services. Our Privacy Policy explains how we handle personal data, including guest data we process on your behalf. A data processing agreement is available on request.
10. Liability
- We provide our services with reasonable care and skill. We don't guarantee any particular occupancy, revenue, rating or review.
- We are not responsible for the acts or omissions of guests, your local team, other vendors or booking platforms, or for damage to the property, except where caused by our own negligence.
- We are not liable for indirect or consequential losses, or for loss of profit, revenue or bookings.
- Our total liability to you in connection with our services is limited to the fees you paid us in the 3 months before the event giving rise to the claim.
- Nothing in these terms limits liability that cannot be limited by law, such as liability for fraud or for death or personal injury caused by negligence.
11. Using our website
The content on doorhills.com is for general information and may change without notice. The DoorHills name, logo and website content belong to us; please don't copy them without permission. Don't misuse the website, for example by attempting to disrupt it, gain unauthorised access, or send spam through our forms.
12. Governing law and disputes
These terms are governed by the laws of Pakistan, and the courts of Pakistan have jurisdiction over any dispute. If you are a consumer, this does not take away any mandatory protection you have under the law of the country where you live. Before starting any formal proceedings, we both agree to try to resolve the issue in good faith by email first.
13. Changes and contact
We may update these terms from time to time. The date at the top shows the latest version, and we'll email clients at least 30 days before any change that affects them takes effect. Questions? Email contact@doorhills.com.
